The property now has a new owner, Barry, who has informed us that the house is currently undergoing renovations and will soon be restored into a beautiful home.
He has courteously requested that all explorers and paranormal investigators refrain from visiting.

This was AMAZING Ste & Griff. I was wondering if you keep a diary on the places that you have been to on more than one occasion like here and 30 East Drive? Things like outside temperature seasons like winter, summer. Was it raining, thunder lightning. The moon size and time that you get there just to see if there are any similar conditions to see if it affects your experience on getting and not getting any activity? It's just a thought I've had for a while.

Really lovely looking property from the outside lots of space I can imagine it was beautiful i it’s time, as for the noises don’t think it’s all down to the possibility of rodents as some knocks are so close in the actual space you both are in, it’s possible that it’s residual to some degree but the running that’s definitely not a rodent what it could who knows, definitely get the vibes it sounds like something is likely to be there sometimes it’s a repeated visits to build up the energy levels & the entity also to be comfortable with you both in the hope of more interactions, great place amazing noises & just that feeling you get really enjoyable episode ❤❤❤🖤🖤🖤👍
I think there are spirits there, Steve Griff, but in another dimension. You both are in this dimension. These spirits are letting you know that they can hear you both in their dimension, if that makes sense. 😅

I genuinely love you guys for keeping it real but the whole paranormal thing is just utter bollocks no such thing and no real proof at all knocks and bangs are not proof at all….not hating just my opinion

I had a theory. On multiple occasions, and more so in part 4, you clearly hear running along those floorboards upstairs. I heard it during playback. My initial thought was a rat. You both made the same suggestion at various stages of the investigations. My thought was that a rodent was scurrying underneath the floorboards between the joists, perhaps using them as a run.
However, it's my understanding that floorboards run perpendicular to joists. So, as the floorboards go the same direction as the corridor, this would suggest that the joists go across the corridor, making it difficult for a rodent to have a clear run. It would not be able to make that kind of run in the time we heard the footsteps due to access being blocked.
I could be way off the mark here but i think that strengthens your arguement for paranormal and not a rodent.
